Pre-purchase of a new home

If you are buying an existing home, often a condition of sale is a building inspection report. Using a qualified builder rather than an inspector often means more structural or potential ‘hidden’ problems may be picked up and reported on.

Where necessary, we also utilise high-level property analysis equipment. Such as a thermal imaging camera, moisture meter, drones. You won’t get all that from most other building inspectors!

Our standard structural inspection also includes a pest inspection.

As professional builders, we’re particularly qualified to give advice can be provided on remediation of potential problems. We can even then go on to project manage that remedial work, if the problem is substantial.

If you discover termites in your house, a thorough inspection by a qualified builder can give you an accurate report on the state of live pests and any cosmetic or structural damage your house has sustained. Information on damage and action required will be provided. As an independent advisory body, BIAS does not carry out any pest control work or recommend any companies.

New home construction

Not just for the purpose of bank payments, now some new homeowners want progress building inspections carried out to ensure a high standard of work throughout the build. With so many post-construction disputes BIAS are called on to mediate, waiting until the practical completion inspection only to find a substantial list of defects at the end of construction, can cause you delays and compromise quality, so regular inspections are completed by BIAS throughout the construction will be of huge benefit to you.

Rental Inspections

A property condition report with sufficient detail is critical for success in court or insurance claims for damages caused by tenant, as courts are often on the tenant’s side unless there is watertight proof provided by the landlord of before-and- after photos and specific descriptions. With many property managers now outsourcing them, of self-managing landlords failing to complete them adequately or not at all, to protect your investment it is crucial to maintain an up-to- date and watertight property condition report that is updated between each tenancy.

Dilapidation Report

Building and demolition work normally requires the use of heavy machinery and equipment, and sometimes involves some serious changes to the site it’s being carried out on. This can include the demolition of buildings, excavation of large volumes of soil, removing existing slabs/footings and possibly mature trees. Sometimes it also involves knocking down parts of an existing structure. Even when carefully managed, this sort of work has the potential to cause damage to adjacent houses.

A dilapidation report is a report on the condition of a property at a given point in time. It records any existing damage, and the state of any particular aspects of the property that are likely to be affected by construction work, excavation, or demolition.

These reports are normally carried out on nearby properties both before work begins, and again after it’s finished. Comparing the two reports offers a clear picture of any damage that might have occurred as a result of building, excavation, or demolition work.

As registered builders, we know exactly what areas of a property that are likely to be affected by nearby works. Dilapidation reports typically include things like notes, measurements, photographs and diagrams which give an accurate picture of the state of the buildings being inspected. It is normally signed by both the owner of the property being inspected, and the party having construction work done.

Dilapidation reports can help protect you against litigation if neighbours claim that your construction or demolition work has damaged their homes.

Remediation

Some building projects don’t go as smooth as they should either at the time of building or when problems are exposed years later. BIAS inspects and reports on remediation work needed to comply with all building codes.

As registered builders ourselves, we can identify the scope of repairs required, the reason for the defect or failure, and refer you to a competent builder to make good or assist in liaising with the original builder.
