BIAS can take on renovation or new builds projects of any size – our staff have managed sites as large as whole retirement villages and apartment complexes. Sometimes we are called in to assist in getting the project back on track.

Many clients who discover major defects in their home following a Structural Inspection engage us to take on the repairs – both homeowners and businesses. As licenced builders who have each managed their own building companies in prior careers, our project manager isn’t going to be just a tradesman that has taken the responsibility of organising other tradesman. We will conduct the project management professionally and we know time is money for you, so you can rely on us to work hard to get things done efficiently.

Owner-Builder Support

The directors of BIAS are both Registered Builders for decades and have managed building companies in their past, and understand the stresses of undertaking a role in managing your own building site. Our director was actually the TAFE lecturer for Owner-Builders and has run an owner-builder network for a considerable time.

Our assistance, whether you only need a little or a lot, will save you the stress of going it alone, by having much-needed expert guidance.

Many owner-built projects run way overtime due to inefficient staging of trades, and that lost time can cost you thousands of dollars in additional mortgage repayments and lost income.

Worse still, ineffective staging of works can mean some works need to be re-done at a later stage.

Many owner-builders don’t have access to trade or wholesale rates from suppliers that most big builders do, meaning owner-builders rarely achieve any savings over what a professional builder can deliver.

The directors of BIAS have both been Registered Builders for decades and are Senior Building Inspectors. They have an unrivalled amount of first-hand experience by which to provide pre-purchase inspections of owner-built homes.

Unfortunately, a lot of owner-built homes don’t pass Building Inspection therefore – CANNOT BE SOLD. In addition, owner-built homes need a more expensive Indemnity Insurance policy, and regulations do not allow the completed home to be on-sold for at least 6 years. By using a professional outfit BIAS as your project manager, this can be cut down to only 3 years, and your savings in insurances could cover your costs to have engaged us.

Design & Drafting Service

If you have no design in mind, our team includes a qualified designer/draftsperson and an interior designer.

Council Applications & Liaison

We are skilled at properly navigating the bureaucracy of council or WA Planning Commission applications. Applications are often delayed or rejected outright for even minor omissions. Let us complete the paperwork for you in the right way, and liaise with council for you to chase up a prompt approval.

We can also assist gaining council approval for completed illegal constructions, including completing any remedial work needed in order to achieve compliance.
